Remortgage or product transfer?
A remortgage usually means replacing your mortgage with one from a different lender. A product transfer means taking a new deal with your existing lender.
The right route depends on your circumstances, eligibility and plans. A product transfer may be simpler in some cases, but it should still be compared with relevant alternatives where available.
When should you start looking?
Consider reviewing your position around six months before your existing deal ends. That gives you time to check your options, gather documents and consider when a new deal could start.
Product availability, application windows and offer validity vary. Anwar can check the relevant dates rather than assuming every lender follows the same timetable.
- Your current deal end date
- The early repayment charge end date and amount
- Mortgage balance, term and monthly payment
- Any planned move, extra borrowing or income change
Check early repayment charges before switching
Leaving a deal early can trigger an early repayment charge. There may also be exit, product, valuation, legal and advice fees. These costs can affect whether and when a switch is worthwhile.
A lower interest rate does not automatically mean a lower total cost. Compare the costs over a relevant period and consider flexibility, overpayment allowances and your future plans.
Has anything changed since your last application?
Tell Anwar about changes to your employment, business income, borrowing, credit commitments or household circumstances. These can affect a new lender’s assessment.
Do not assume a product transfer involves no checks. The requirements depend on the lender and the changes requested, especially if you want extra borrowing or a different term.
GOOD QUESTIONS. CLEAR ANSWERS.
Your questions answered.
Do I have to change lender when my fixed rate ends?
No. You can consider a new product with your existing lender alongside relevant remortgage options. Availability and suitability depend on your circumstances.
Is a product transfer always cheaper?
No. Consider the interest rate, product fee, other costs and relevant features. Convenience alone does not establish which route is suitable.
Can I reserve a deal before my current one ends?
Some lenders allow applications in advance. Availability, offer validity and the start date vary, so check the individual product and timing.
Can I borrow more when reviewing my mortgage?
Possibly, subject to affordability, property value and lender criteria. A further advance, remortgage or other borrowing route may need consideration. More borrowing can increase your costs and risk.
Can you guarantee a saving?
No. A review establishes the options and costs relevant to you. It may be appropriate to keep your existing arrangements.
