MSWITCH GUIDE · BUY TO LET
What to include in a landlord portfolio schedule
A clear property schedule can make a portfolio discussion more useful.
Updated 19 October 2026 · General information
Make the information consistent
Prepare a schedule that shows each property, its ownership and the associated borrowing. Figures should be recent and consistent with the supporting evidence. Tell your adviser when a value or rent is an estimate.
Include the wider commitments
A lender may assess the existing portfolio as well as the proposed loan. Its definition of a portfolio landlord and the documents needed can vary. Ask for the case-specific checklist rather than assuming one template meets every lender’s requirements.
Your starting checklist
- Address and ownership for every property
- Estimated value and current mortgage balance
- Monthly rent and mortgage payment
- Lender, deal end date and relevant commitments
