MSWITCH GUIDE · SELF EMPLOYED
How can a mortgage lender assess a company director’s income?
Salary, dividends and company profit are not treated identically by every lender.
Updated 19 October 2026 · General information
Turnover is not take-home income
Explain your ownership, salary, dividends and the business’s performance. Different lenders use different approaches to establish an income figure for affordability. Some may consider company profits, subject to their criteria.
Explain changes rather than hiding them
Recent profit changes, a different shareholding or unusual transactions can need context. Gather the relevant evidence and tell Anwar about the changes before applying. An application must accurately reflect the facts; no income approach guarantees approval.
Your starting checklist
- Company accounts and ownership details
- Salary and dividend evidence
